When you are arranging finance so early on in the process, you don’t need a firm offer because you will have no thought of the price of the property you are going for. As you haven’t even started looking yet what you need is an agreement in principle where the lender promises to let you borrow a certain amount. With this certificate, you can hunt for a property safe in the knowledge that you can afford a certain amount of cash. This enables you to make an offer on a house there and then when you see it. You can be assured of getting the home you want.

There is a choice of mortgages around. If you want a guarantee that the mortgage will be paid off at the end of the term, then the repayment mortgage is best. Some of the loan payment will be paid off each month as well as interest. This means the payments will be higher than interest only mortgages. Most people prefer this method as they do not want to gamble with the roof over their head. However if the house being bought is for investment purposes only, then some people may opt for an interest loan by itself.

The interest only loan means exactly what it says. The interest of the mortgage gets paid off but none of the money. If the mortgage is not paid off at the end of the term, the mortgage company has the right to repossess the home. So an investment vehicle like an endowment policy might be needed to pay off the mortgage at the end.
